Property Management Fees
  • Monthly Management Fee

     

    • Rent collection - All rents and security deposits are deposited directly in to the Landlord's account of choice either via online payment portal or via bank deposit.
    • Tenant placement - Advertise vacancies, screen tenants via rental applications, schedule showings to prospective tenants, collect security deposits for approved applicants.
    • Preparation of Rental Agreements - Can either be month to month, or yearly Leases
    • Ongoing maintenance coordination - gardening, pest control, etc. 
    • Handing of tenant requested service repairs - all repairs require Landlord authorization prior to scheduling.
    • Eviction costs (restrictions apply) *
    • Rent ready work oversight - Management company will work with Landlord's choice of Vendor or Vendor recommended by us. 

     

    * Eviction fees paid for by Management company for tenants placed in the unit by management company *

  • Vacancy fulfillment Fee

    After a previous Tenant has vacated the property and a move out inspection is completed, the Unit will likely undergo Rent ready work such as a deep cleaning of the property, touch up paint, repairs to any damaged or broken items, etc. Once the unit is ready to be re-rented, the Unit will go on the market, applications will be collected, and processed upon receipt. The vacancy fulfillment fee will be billed to the Landlord on the following month's invoice, once a security deposit and 1st month's rent is collected from the selected Tenant. This fee helps cover the additional costs incurred by the management company during this process. If the unit is vacant for more than 30 days from the day it was first listed on the market, the Landlord WILL NOT pay the $100 monthly management fee, until the unit is occupied. 

  • Property Improvement Fee

    If you decide that it's time to increase the value of your property by making some non-emergency improvement and/or repairs to the property, "MISSION REAL ESTATE", will assist in the following manner:

    • Notify tenants of work to be completed in order to comply with unit access if necessary
    • Coordinate work projects, which include written estimates, access to work areas, and job oversight throughout the entire project
    • Facilitate payment of project from deposits to final payment between Landlord and Vendor

     

    This fee WILL be applied to the following improvements

    • Cosmetic and/or functional repairs to either interior or exterior of property while the unit is occupied. 
    • Correcting deffered maintenance while the unit is occupied.
    • Upgrades and/or improvements to the property while the unit is occupied. 

     

    This fee WILL NOT be applied to the following repairs:

    • Tenant requested work order repairs
    • Emergency repairs
    • Rent-ready work during vacancies
    • Installation of items to bring unit up to code such as smoke detectors, CO2 detectors, etc. 
    • Any upgrades and/or improvements while unit is vacant.
